Attractive luxury villa, a completely renovated old "Watermill" with large private pool complete with pool house located in the heart of Provence. Great for families with children because of the large flat terrain, including grass lawn and jeu de boules. The villa has been renovated and furnished with an eye for detail,. The villa can accommodate 10 adults and 2 children.

Within

The entrance to the house is through French double doors from the terrace and garden that lead to the grand salon, over a thousand square feet in size with a 20 ft. vaulted, antique beamed ceiling. This is the core of the house and was also the main part of the old mill. The original features have been retained including millstone, several gears and the great wooden waterwheel - a key feature for both inside and outside the house.

The new wing of the house sits alongside the large, tiled swimming pool. It has two double bedrooms, both with en-suite bathrooms, a second kitchen, shower-room.

In the grand salon is the main sitting area, with large cream sofas straddling a central stone fireplace. A wide-screen TV with satellite connection, DVD/CD player, DVD library and Bose radio provide entertainment. There is also a broadband wireless internet service throughout the house. A focus on cream and warm natural tones throughout the dining and sitting areas creates a cool, relaxed atmosphere with plenty of country-feel. The dining area, which comes into its own when eating alfresco is off limits, at the far end of the room, has a solid oak dining table, antique dresser, side tables and traditional South of France flour coffer. There are double French doors that lead onto a terrace with an external table and chairs sitting under the trees.

Immediately next to the dining area, a well-equipped kitchen with hand-crafted wooden cabinets has all the necessary high tech appliances to service a full house, yet still has plenty of country character with its old flagstone floor and wooden beamed ceiling. It has plenty of room to accommodate several cooks at the same time and the appliances include a professional La Canche six-burner/two-oven stove, large American-style fridge/freezer, dishwasher and microwave. Another set of French doors lead onto a shaded patio for convenient al fresco dining.

There are 5 bedrooms in the villa. Two bedrooms overlooking the pool, one (bedroom 2) has a queen-sized bed, antique chest and armoire, and a mezzanine/loft floor above it for children to sleep, accessed via a wooden staircase. The bedroom also has a bathroom with roomy shower and double French doors leading onto a terrace overlooking the pool. Below these bedrooms lie the poolside kitchen and shower-room, both with cool stone-floors – a continuation of the pool terrace. This second kitchen features a fridge/freezer, washing machine/dryer, sink and plenty of food preparation and storage cabinets. The pool shower-room and bathroom are accessed via this kitchen.

The third, fourth and fifth spacious double bedrooms lie off the grand salon. The bedrooms (2 with a queen-sized bed and 1 with 2 single beds) are furnished with antique wardrobes and chests, and are full of character with wooden-beamed ceilings and terracotta-tiled floors. One bedroom lies on the ground floor and one on the first and each has it's own ensuite bathroom, the ground floor’s with a large bath and shower. This room has two single beds.

Below the house in the old cave, is a tucked away 'games' room with bar-style table football (babyfoot), TV/DVD player and games - ideal to give children a bit of independence.

Outside

The large, deep swimming pool (12.0 x 6.0 x 0.9-3.0 metres) is surrounded by an expansive stone terrace furnished with teak tables, chairs and loungers, providing plenty of sunbathing space, and two large teak dining tables with matching chairs each comfortably seating twelve. Beyond the swimming pool are olive tree terraces and the boules court.

The sofra is a roofed outside sitting area with a central chimneypiece surrounded by low wooden tables, off-white cotton seats and huge ceramic lamps. Lounging cushions made from colourful cottons from Indochina give the area a feel of warmth. Ideal for shaded daytime lounging, the sofra also gives a cozy sitting-place by a roaring log fire for the cool evenings. A large gas barbecue is housed in a small enclave next to the sofra and close to the second kitchen for convenient poolside cooking. All-in-all the house has three outdoor eating areas.

The three acre gardens, a collage of old olive tree terraces, cultivated herb and rose patio gardens, large trees and meadowland provide areas for all – from those who want quiet reading, to children’s explorations, to informal football games, and all happening simultaneously if so desired.

Tips

In the charming village of Callas are several restaurants and an supermarket. Callas is approximately on a one hour drive from Nice airport and 50 minutes drive from Cannes and slightly further to St Tropez. In the vicinity there is a range of activities: golf, canoeing, (Verdon) and horseback riding. There is a large selection of Provencal markets such as Le Muy, St. Tropez and Les Arcs.

Children are very welcome in this villa.
