Comfortable holiday villa with private pool in Les Issambres, Côte d'Azur. Beautiful views over the Mediterranean Sea. Just a few minutes by car from the village of Les Issambres and its sandy beaches. The property is suitable for 8 guests.

The villa consists of two floors. You enter the house on the level with the living room, kitchen, and covered terrace. The living room is furnished with comfortable, contemporary furniture and a TV. From the living room, you step directly onto the spacious, partly covered terrace with sea view.

The modern, luxurious kitchen is fully equipped, including a dishwasher, oven, and a large fridge with freezer compartment.

There are 4 bedrooms and 3 bathrooms. On the living level, there are 2 bedrooms and 2 bathrooms. On the lower level, at pool level, there are 2 more bedrooms and 1 bathroom.

Bedroom 1 has a double bed (180x200). This bedroom features a modern, luxurious en-suite bathroom with a shower and separate toilet. Bedrooms 1 and 2 are equipped with air conditioning.

Bedroom 2 has a double bed (2x90x200) and also features a modern, luxurious bathroom with shower and separate toilet. This bedroom is also air-conditioned. Bedrooms 3 and 4 are located on the pool level. Please note that these bedrooms are only accessible from the outside. One of these bedrooms has air conditioning, while the other has a fan.

Bedroom 3 has a double bed (2x90x200) and shares a bathroom (with shower and separate toilet) with Bedroom 4.

Bedroom 4 is furnished with two single beds (2x80x200) and shares the bathroom with Bedroom 3.

From the terrace, you have a beautiful view over the hills and the Mediterranean Sea. The terrace adjacent to the living room is spacious, partly covered, and equipped with a dining table and a stylish lounge set. Access to the terrace is available from both the living room and the kitchen through large glass doors.

At pool level, there is a second, also covered, terrace. A very charming spot with some comfortable outdoor furniture. The garden deserves special mention – beautifully maintained and full of atmosphere. Particularly the corner with the olive trees and the sun loungers beneath them is especially inviting.

The swimming pool (9 x 4 m, 1.6 m deep) is located one level below and features Roman steps and a pool alarm. There are 8 comfortable sun loungers and parasols available. A bit further down in the garden, you'll find the pétanque court – always a fun way to spend the late afternoon, perhaps with an aperitif in hand. The property has an electric gate, and you can park your car on the private grounds.

This holiday villa is located on a hill in Les Issambres on the Côte d'Azur. A short 5-minute drive down the hill brings you to the coastal village of San Peire.

The village is just 2 kilometers away and offers a charming selection of restaurants, cafés, and lively local markets.

The surrounding area offers plenty of opportunities for hiking or a game of tennis. Sainte-Maxime is about 15 minutes away from Les Issambres, and Saint-Tropez can be reached in approximately 45 minutes by car (in summer also directly accessible by ferry from the harbor in San Peire).

Les Issambres/San Peire and Sainte-Maxime are known for their wide, beautiful sandy beaches. For children, the popular water park Aqualand in Sainte-Maxime is a real highlight. The drive from Nice Airport or from Cannes to Les Issambres takes about one hour.
