The villa boasts a stylishly furnished living room with a comfortable seating area. Adjacent to it is the dining space, which opens directly onto the covered terrace through elegant French doors.

The open-plan kitchen with a central island is both luxurious and fully equipped, featuring a dishwasher, oven, microwave, tall refrigerator with separate freezer, and a Nespresso coffee machine.

Both the living area and kitchen provide access to the front terrace as well as a second, covered terrace next to the kitchen — an ideal spot for al fresco dining, complete with a second dining table.

The villa accommodates up to six guests with three bedrooms and three bathrooms. All bedrooms are located on the ground floor and come equipped with air conditioning.

Bedroom 1,  the master bedroom, is spacious and features a double bed (180x200). Its modern open-plan bathroom includes a double washbasin, a walk-in shower, and a toilet.

Bedroom 2 also has a double bed (180x200) and an en-suite bathroom with a washbasin, walk-in shower, and toilet.

Bedroom 3 is furnished with a double bed (180x200) and includes an open-plan bathroom with a washbasin and walk-in shower. A separate guest toilet is also available on the ground floor.

From the living room, two French doors open onto a spacious terrace that stretches along nearly the entire length of the villa. Slightly elevated above the garden, the terrace is accessed via a few steps and offers views of a beautifully landscaped outdoor space filled with Mediterranean flora.

The terrace features multiple inviting seating areas. One section — including the BBQ area — is covered and furnished with a dining table and six chairs. For added comfort, sunshades provide optional shade, making it the perfect setting for long, leisurely summer evenings.

The private swimming pool (8 x 4 m, with a depth ranging from 0.90 to 2.40 m) is easily accessible from the terrace. One end is equipped with sun loungers and parasols, while the other features a comfortable lounge set — from which you can even catch a glimpse of the sea. An outdoor shower is also available for your convenience.

The garden deserves special mention: lush, vibrant, and carefully maintained, it is filled with colourful flowers and classic Mediterranean vegetation.

The villa is tucked away at the end of a quiet cul-de-sac that leads into a protected natural reserve — offering a peaceful, green setting with maximum privacy. The property includes parking for three cars, one of which is sheltered under a carport.

Just a five-minute drive from the villa lies the charming coastal village of San Peire, part of Les Issambres. This picturesque village is set directly along the Côte d’Azur, between Sainte-Maxime and Fréjus. You'll find a large SPAR supermarket and two bakeries, including the famous La Tarte Tropézienne – renowned for its irresistible pastries.

Accessibility is excellent: from Nice Airport, it takes about an hour to reach San Peire by car. Sainte-Maxime is just a 15-minute drive away, and the glamorous Saint-Tropez can be reached in around 45 minutes. In summer, Saint-Tropez is also easily accessible by boat from the harbour of San Peire – a relaxed, traffic-free way to visit the market or explore the town centre. Fréjus is about 30 minutes away.

Les Issambres, San Peire, and Sainte-Maxime are known for their long sandy beaches and crystal-clear turquoise waters – perfect for a carefree beach day.
