Les Terrasses

This modernized villa offers 160 m² of living space, spread over two levels, with sleek design and contemporary comfort. The entire villa is equipped with air conditioning.

The living area is spacious and bright, with an open layout where the lounge and dining area flow beautifully into each other. You have comfortable seating for the whole group, a large flat-screen TV, and a fireplace that adds extra ambiance in the evening. Large windows and direct access to the outside make the space feel extra spacious and inviting. 

The kitchen is open, modern, and designed around a spacious cooking island. It includes an induction hob with integrated extractor, oven at working height, fridge-freezer combination, dishwasher, Nespresso machine, and various small kitchen appliances.

In front of the living room is a large teak terrace with panoramic sea views towards Sainte-Maxime and Saint-Tropez. The outdoor area is fully furnished with a large dining table, a lounge corner, several sunbeds, parasols, a daybed, and a gas barbecue.

On the side of the house is the pool (8 x 4 m), seamlessly integrated into the terrace and accessible via a comfortable corner staircase. The pool can be heated for an additional fee. There is an outdoor shower and a pool alarm. On request, a jacuzzi can also be added for an extra charge.

The villa offers 4 bedrooms and 2 bathrooms. All bedrooms have air conditioning.

Bedroom 1, ground floor, is the master bedroom with direct access to the terrace and pool. The bed is a double box spring bed (180x200), and the bathroom is en-suite (double sink, walk-in shower).

Bedroom 2, on the first floor, has a double box spring bed (180x200). Bedroom 2 shares a bathroom (double sink and shower) on this floor with bedrooms 3 and 4.

A nice feature is the access to the terrace at the rear.

Extending from the living room is a beautiful teak terrace facing southwest, ideal for long sunny days and relaxed dinners in the evening. Here you will also find the luxury barbecue and a dining table for 8 people.

The lounge set faces the Gulf of St Tropez and is the perfect spot for an aperitif at the end of the day.

The pool is on a slightly lower level than the terrace, can be heated, and is equipped with a pool alarm. A pleasant detail is that the master bedroom has direct access to the pool, so you can take a refreshing morning swim. Around the pool there is ample space to lounge and enjoy outdoor living. Sun loungers, parasols, and an outdoor shower are available.

Parking is easy on the private grounds: there is space for about 3 cars, including a carport.

This villa is located on a hill in Les Issambres. If you drive down by car, you reach the coastal village in 7 minutes. This village is called San Peire, on the Côte d’Azur, close to the popular Sainte Maxime. There are several restaurants, a SPAR supermarket, and 2 bakeries. 

Saint Tropez is a 45-minute drive away (in summer also directly accessible by boat from the San Peire harbor). Les Issambres/San Peire and Sainte Maxime are known for their extensive beautiful sandy beaches. 

From Nice airport and Cannes, you normally take about an hour by car to San Peire. Sainte Maxime is just a 15-minute drive away.

For small groceries, you can visit the Spar in the village (6 minutes from the villa) and for larger shopping, the Geant Casino in Frejus (20 minutes by car).
