The entrance to the villa is located on a quiet lane in a pleasant residential villa neighbourhood, just a short distance from the sea and beach. The spacious living room is stylishly furnished and features a comfortable seating area and satellite TV with Dutch channels. Large French doors provide direct access to the terrace, creating a seamless connection between indoor and outdoor living. Particularly impressive is the panoramic sea view, which can be enjoyed from various areas in and around the villa and is undoubtedly among the finest sea views in our portfolio.

The fully renovated kitchen is very well equipped and includes, among other things, a professional Miele refrigerator, an American-style fridge-freezer, a ceramic hob with five cooking zones, a microwave, oven, two dishwashers and two Nespresso machines. Adjoining the kitchen is the bright conservatory with a spacious built-in bench and dining table. The kitchen also opens onto a covered terrace with dining table, a wonderful setting for long lunches and dinners outdoors. The spacious utility room is equipped with a washing machine and tumble dryer.

The villa offers six spacious bedrooms and six bathrooms. Three bedrooms are located on the same level as the living room, each with its own modern bathroom. Two of the bedrooms are situated next to one another and both feature a double bed (180 x 210 cm), air conditioning, direct terrace access and beautiful unobstructed sea views. The third, particularly spacious bedroom is located on the pool side of the villa and features air conditioning and a double bed (200 x 210 cm). From this bedroom, you can step directly onto the pool terrace and also enjoy sweeping views of the sea.

The remaining three bedrooms and three bathrooms are located on the lower floor. Two bedrooms each feature a double bed (180 x 210 cm) and French doors opening onto the lower terrace. The third, particularly spacious bedroom is furnished with a double bed (200 x 210 cm) and a single bed (90 x 210 cm). These bedrooms also enjoy sea views.

At the centre of this floor is a spacious recreation room with a table tennis table. The lower floor can also be easily reached from the upper terrace via an external staircase.

From the living room, elegant French doors open onto the spacious, sun-drenched terrace. This expansive terrace extends across a large part of the villa and is also accessible from the utility room and the three bedrooms on the upper floor. On the covered terrace, fitted with an electric awning, there is a large dining table with seating for up to 14 guests. Thanks to the electric ceiling heating, this is also a wonderful place to enjoy long breakfasts, lunches, or dinners together during the cooler months. The barbecue is electric and comes in a practical tabletop model.

Adjacent to the terrace is the generous 10 x 4.5 metre swimming pool, where you can enjoy the sun, peace, and comfort in complete relaxation. Around the pool, 8 sun loungers are available, and a large number of pool towels are provided for guests’ use. Plenty of bath towels are also available. Both the terrace and the pool offer breathtaking panoramic views over the Mediterranean Sea. A staircase from the terrace also leads down to the lower-level bedrooms. Do note that the swimming pool cannot be heated from November until the end of April.

For your convenience, there is parking on the property for 1 car. In addition, parking on the street is also possible.

This villa enjoys a wonderfully peaceful hillside setting in Les Issambres, while the Mediterranean Sea and the lively resorts of the Côte d’Azur are within easy reach. A drive of approximately 5 minutes takes you down to San Peïre, the charming centre of Les Issambres. Here you will find shops, restaurants, terraces, a marina and a lovely sandy beach.

Les Issambres is situated directly on the Côte d’Azur, between Sainte-Maxime and Fréjus/Saint-Raphaël, and is known for its relaxed atmosphere and beautiful coastline. Along its approximately 8-kilometre stretch of coast, wide sandy beaches alternate with small coves and rocky calanques. The area is also particularly attractive for walkers. The well-known Sentier du Littoral follows part of the coastline, taking you past secluded bays, Mediterranean vegetation and beautiful viewpoints overlooking the sea. Along the way, you can also see a remarkable Gallo-Roman fishpond, a reminder of the long history of this coastal region.

In and around San Peïre, you can fully enjoy the Mediterranean way of life: spend the morning on the beach, have lunch by the sea or enjoy an afternoon out on the water. Boats also depart from the harbour of Les Issambres for Saint-Tropez. Especially during the summer months, this is a pleasant and practical way to visit the famous resort without having to contend with busy coastal roads.

Sainte-Maxime is also nearby, approximately 15 minutes away by car. This lively seaside resort has an attractive town centre with shops, restaurants and terraces, as well as a pleasant promenade and harbour. There are also several beautiful beaches around Sainte-Maxime, including the well-known Plage de la Nartelle. Boats to Saint-Tropez also depart from the harbour in Sainte-Maxime.

Saint-Tropez can generally be reached by car in around 45 minutes, depending on the season and traffic conditions. In addition to its famous harbour and historic centre, Port Grimaud, the Provençal villages in the surrounding countryside and the impressive Massif de l’Estérel are all excellent destinations for a day trip. Watersports enthusiasts will also find plenty to enjoy in Les Issambres, including stand-up paddleboarding and various other activities on the Mediterranean.

Les Issambres is also an attractive destination outside the summer season. In spring and autumn, the area is wonderfully peaceful and ideal for coastal walks and excursions to nearby villages. During winter, flowering mimosa trees cover the hills around Les Issambres in bright yellow and you can experience the quieter side of the Côte d’Azur. From Nice Airport and from Cannes, Les Issambres can normally be reached by car in approximately one hour, depending on traffic.
