The upper floor is the heart of the villa. Here you will find a spacious living area with comfortable seating, an atmospheric open fireplace and panoramic sea views.

We particularly like the modern open-plan kitchen with its stylish kitchen island. The kitchen is fully equipped, including an oven, microwave, dishwasher and other modern appliances. From the living area, large glass sliding doors lead onto the terrace with views of the Mediterranean Sea.

The villa offers 5 bedrooms and 3 bathrooms. All bedrooms are air-conditioned.

Bedroom 1, is located on the level of the living area and terrace. It is a spacious suite with a double bed (180x200), a modern en-suite bathroom with shower, bathtub and separate toilet, and French doors opening onto the large terrace. The bedroom is air-conditioned.

Bedroom 2, is located on the lower floor and is furnished with a double bed (160x200) and large glass sliding doors with access to the garden. With air conditioning.

Bedroom 3, is located on the lower floor and offers a double bed (160x200) and large glass sliding doors with access to the garden. With air conditioning.

Bedroom 4, is located on the lower floor and is furnished with two double beds (160x200). With air conditioning.

Bedroom 5, is also located on the lower floor and offers two double beds (160x200). Also with air conditioning.

Bedrooms 2 to 5 share two basic bathrooms on the lower floor, each with shower, washbasin and toilet.

Thanks to the flexible layout with bedrooms 4 and 5, the villa is suitable for both smaller parties and larger groups.

Excluding bedrooms 4 and 5: suitable for 8 adults and 2 babies.
Including bedrooms 4 and 5: suitable for 14 adults and 2 babies.

Through large sliding glass doors, you enter the spacious terrace at the front of the villa. Here, you’ll find a lounge set, a large dining table, and a bar. On the other side of the terrace, there is the charming BBQ corner with a pizza oven. From the terrace, you can enjoy a beautiful view of the Mediterranean Sea. The terrace is partially covered, and large sunshades provide the desired shade.

A few steps lower, you’ll find the pool area with a private pool (10.50 x 5.70 m) with an overflow system, a small jacuzzi, and various sunbeds. There is also a dining table, and we particularly love the covered bar.

Good to know: On the fully enclosed estate, there is a large communal swimming pool. Tennis courts are also available.

The villa is just 750 meters from the beach, making it easily accessible on foot. It is conveniently located near the center of Saint-Aygulf, with a bakery, supermarket, and the Provençal weekly market.

From the airport in Nice and from Cannes, it usually takes about an hour by car to reach the villa. Sainte Maxime is 25 minutes away, from where you can easily take the boat to Saint Tropez.

Les Issambres/San Peire and Sainte Maxime are known for their beautiful, expansive sandy beaches.
