The upper floor is the heart of the villa. Here, you will find a spacious living room with comfortable seating, a cozy fireplace, and a panoramic sea view. XXXWe particularly love the modern open kitchen with the stylish kitchen island. The kitchen is equipped with all modern amenities, including an oven, microwave, dishwasher, and other modern appliances. From the living room, large sliding glass doors lead to the terrace with a view of the Mediterranean Sea.

The villa has 5 bedrooms and 3 bathrooms. All bedrooms are air-conditioned.

On the living room level, there is the master bedroom, also with a sea view, and a luxurious en-suite bathroom featuring a double sink, walk-in shower, bathtub, and a separate toilet. Bedrooms 2 through 5 are located on the lower floor.

Bedrooms 2 and 3 feature a double bed (160x200) as well as access to the garden through sliding doors.

Bedrooms 4 and 5 are two spacious family rooms, each with two double beds. These can be optionally booked.

This floor also has 2 simple bathrooms (one with a bathtub and one with a shower and bathtub) and a separate toilet. The billiards table is also located on this lower floor. The villa is equipped with air conditioning in all bedrooms and the living room.

Through large sliding glass doors, you enter the spacious terrace at the front of the villa. Here, you’ll find a lounge set, a large dining table, and a bar. On the other side of the terrace, there is the charming BBQ corner with a pizza oven. From the terrace, you can enjoy a beautiful view of the Mediterranean Sea. The terrace is partially covered, and large sunshades provide the desired shade.

A few steps lower, you’ll find the pool area with a private pool (10.50 x 5.70 m) with an overflow system, a small jacuzzi, and various sunbeds. There is also a dining table, and we particularly love the covered bar.

Good to know: On the fully enclosed estate, there is a large communal swimming pool. Tennis courts are also available.

The villa is just 750 meters from the beach, making it easily accessible on foot. It is conveniently located near the center of Saint-Aygulf, with a bakery, supermarket, and the Provençal weekly market.

From the airport in Nice and from Cannes, it usually takes about an hour by car to reach the villa. Sainte Maxime is 25 minutes away, from where you can easily take the boat to Saint Tropez.

Les Issambres/San Peire and Sainte Maxime are known for their beautiful, expansive sandy beaches.
