The living area is bright, spacious, and tastefully furnished, creating a warm and inviting atmosphere. At its heart stands an impressive XL dining table for ten, positioned to make the most of the stunning views over the Mediterranean Sea. A semi-separate TV corner provides a cozy spot for relaxation, and each bedroom is also equipped with its own television for added convenience.

Flowing seamlessly from the living area is the striking red kitchen—a true centerpiece of the villa. This modern, open-plan kitchen is thoughtfully designed for both style and practicality, featuring a utility room with direct access to the parking area—perfect for easily unloading groceries. The kitchen comes fully equipped with all the essentials, including two large fridges, dishwasher, Nespresso machine, and more.

The villa offers five luxurious bedrooms, each with its own en-suite bathroom for maximum privacy and comfort. Four of these bedrooms are located on the ground floor (at the same level as the living area and terrace), while the fifth bedroom occupies the first floor. Every bedroom features air conditioning and a TV, ensuring a comfortable stay for all guests.

On the ground floor: Bedroom 1 is located on the sea-facing side of the villa and offers a double bed (160x200), an en-suite bathroom (shower and double washbasin), luxurious built-in wardrobes, and a TV. Bedroom 2 is also on the terrace and sea-facing side. It has a double bed (160x200), an en-suite bathroom (shower and double washbasin), built-in wardrobes, and a TV.

Bedroom 3 is furnished with two single beds (2x90x200) and has an en-suite bathroom (washbasin and shower). TV is available. Bedroom 4 is designed as the children’s bedroom, featuring two stylish bunk beds. The mattresses are comfortable and 90 cm wide, making them perfectly suitable for adults as well. Each bunk bed measures 2x90x200. A TV is also provided.

Bedroom 5 is located on the first floor and serves as a spacious master bedroom with an en-suite bathroom (walk-in shower, washbasin, and separate WC). The bed is a double (160x200), and a TV is provided. The sea view from this room is, in our opinion, simply irresistible.

We are truly impressed by the villa’s architecture. The seamless flow between indoor and outdoor spaces is masterfully designed. Just look at the stunning photo taken from the living area, gazing out toward the sea. The terrace, extending from the living room, is generous in size, and there are several terraces to choose from—whether you prefer sun or shade. On the covered terrace, accessible directly from the living area, you’ll find a luxurious lounge set. It's the perfect spot to unwind and enjoy a good book.

We also love the play of colors throughout the villa. The crisp white façade, the vibrant red kitchen, the colorful bathrooms, and the striking blues of the pool and the sea—this home is a true feast for the eyes.

A favorite spot is the covered terrace adjacent to the living area, where a dining table with ten chairs invites you to enjoy meals in the shade. It’s an ideal place for breakfast, lunch, or dinner, and the perfect setting to savor the rising sun with a freshly brewed cup of coffee.

The private swimming pool, measuring 12.5 x 5 meters, is located one level below the terrace. It is surrounded by a sun terrace furnished with luxurious loungers and large parasols. The pool is 2.0 meters deep and features a plage (a shallow area) and can be heated. With its excellent sun exposure, you can enjoy the sun all day long, should you wish.

There is ample parking space on the property for multiple cars.

Within a 5-minute drive, you’ll reach the charming coastal village of San Peire, located directly on the Côte d’Azur between Sainte-Maxime and Fréjus. Here, you’ll find a large SPAR supermarket and two bakeries, including the famous Tarte Tropézienne.

From Nice Airport, it typically takes about an hour by car to reach San Peire. Sainte-Maxime is just a 15-minute drive away. Saint-Tropez can be reached in 45 minutes by car—or in summer, even quicker by boat directly from the harbor in San Peire! Fréjus is about a 30-minute drive. Both Les Issambres/San Peire and Sainte-Maxime are well known for their expansive, beautiful sandy beaches.

For a good meal out, you won’t have to travel far. Les Issambres offers several excellent restaurants. One of our favorites is Le Provençal-Les Mûriers, where you can dine under the plane trees on its lovely terrace. Another recommendation is Cap Mail, located right on the beach, offering stunning sea views while you enjoy fresh fish dishes.

A great idea is to take the boat from Les Issambres for a visit to Saint-Tropez (especially on market days). This way, you can avoid traffic and parking hassles while enjoying a scenic trip across the bay.
