This beautiful family villa is spacious and offers a high level of comfort. The generous living room and open-plan kitchen are stylishly and warmly furnished, including a luxurious TV corner with a PlayStation 3 and Apple TV. The large comfortable sofa makes this a wonderful place to relax together, especially for younger guests. Wi-Fi and Sonos are available throughout the villa.

The kitchen-diner, also located on the first floor, is spacious and fully equipped with, among other things, a large American-style fridge, a Quooker, an oven and a microwave. A particularly pleasant feature is the high dining table in the conservatory adjoining the kitchen, from where you can access the garden directly via a short staircase. Both the living room and the kitchen-diner are air-conditioned. Be sure to view all photos and additional information for a complete impression of these inviting living areas.

A special highlight of this villa is the fitness room of approximately 8.5 x 4.5 metres, located directly next to the house. This gym is fitted with professional fitness equipment, including a treadmill, exercise bike, rowing machine and weight bench. This room is also air-conditioned. Access to the fitness room is permitted from the age of 16. In addition, there is a quiet and comfortable workspace here, equipped with a fast wired fibre-optic internet connection, a monitor and a printer.

The villa has a total of four bedrooms: three on the ground floor and one on the first floor. All bedrooms are air-conditioned.

Bedroom 1, the master bedroom, is located on the ground floor and is furnished with a double bed measuring 190 x 210 cm. French doors provide direct access to the garden. The master bedroom also has its own luxurious en-suite bathroom with shower, washbasin and toilet.

Bedroom 2 is also located on the ground floor and features two single beds measuring 90 x 200 cm, as well as French doors opening onto the terrace. Bedrooms 2 and 3 share a luxurious bathroom with bath, shower and toilet.

Bedroom 3 can be reached via the TV room on the ground floor and is furnished with a double bed measuring 180 x 200 cm. Bedrooms 2 and 3 share a luxurious bathroom with bath, shower and toilet.

Bedroom 4 is located on the first floor and is furnished with a double bed measuring 160 x 200 cm. This bedroom has its own luxurious bathroom with shower and washbasin, as well as a separate toilet.

The well-maintained garden is mainly a large flat lawn with pool. The heated swimming pool is centrally located in the garden (11 x 5 meters). At one end, steps descend to a dept of 1,80 meters. After use, it can be covered using an electric pool cover. The pool water is kept clear and clean via an electrolysis pump. This means that the water feels slightly salty. The water feels softer compared to a chlorine pool and is brighter in color. 100% safe for your skin and your swimwear.

There are several seating areas including a large dining table on the covered terrace. This 'summer kitchen' has a pizza oven, BBQ, frigdge, wine fridge and a large fireplace. Next to the pool, there is a lounge set and parasol, and sun loungers under the pergola in the corner of the garden. The pool can be heated on demand. There is also an outdoor shower and toilet as well as a separate laundry room with washing machine and dryer.

There is parking space for 2+ cars next to the villa and more on the fully enclosed and secured domaine des Peyroues. The villa has a fast 22 KW charging station that you can use with your electric or hybrid car. This is included in the rental price. Access to the domaine is only possible through the central entrance which is always closed.

Mougins is one of the most beautiful villages in the hinterland of Cannes and perfectly captures the charm of Provence. This picturesque hilltop village offers beautiful views from its old centre over the Bay of Cannes and the surrounding countryside. As you stroll through its atmospheric winding streets, you will pass old stone houses, charming squares, galleries, artists’ studios and small boutiques. Everywhere, you can feel the peaceful and authentic atmosphere that makes Mougins so special.

Mougins also enjoys a particularly attractive location. You stay here in a quiet, green setting, while still being close to some of the most famous places on the Côte d’Azur. Cannes and its beaches are about a 15-minute drive away, Grasse is approximately 8 kilometres away, and Nice Côte d’Azur Airport can be reached in around 20 to 25 minutes. Nice itself is about a 30-minute drive away, making it easy to enjoy a day trip to the Promenade des Anglais, the old town, or one of its museums. Mougins is therefore ideal for those who wish to enjoy peace and authenticity without being far from the sea, the city and cultural attractions.

In addition, Mougins is also a wonderful destination for lovers of nature and outdoor activities. The village lies between the sea and the mountains and offers beautiful green spaces, walking trails and cycling routes. In the immediate area, you will find the Parc départemental de la Valmasque, a vast natural park of around 500 hectares, and the Étang de Fontmerle, a particularly beautiful lake with rich flora and fauna. From the old village, there are lovely routes towards the Canal de la Siagne, through the forests of Valmasque and to the chapel of Notre-Dame-de-Vie, close to Pablo Picasso’s last residence. Mougins is therefore not only a charming village to explore, but also an excellent base from which to discover the many different sides of the Côte d’Azur.
