The ground floor of this stylish villa comprises the inviting living room, a spacious dining area, and a modern open-plan kitchen, along with three of the five bedrooms.

The living room is tastefully decorated in a contemporary style, featuring a luxurious seating area with comfortable sofas, a fireplace, and elegant accessories. From here, you can enjoy stunning sea views. The lounge is equipped with a large LED Smart TV with Apple TV, Netflix, and Prime Video, as well as the Orange basic package offering a wide range of French and international channels.

The adjoining dining room features a long table seating up to 12 guests and is accented with modern artworks that enhance the stylish ambiance. The open-plan kitchen connects seamlessly and is fully equipped with high-end appliances, including a chilled SodaStream integrated into the tap and an ice maker producing fresh ice 24/7. Everything is in place to satisfy even the most demanding culinary enthusiast.

Both the kitchen and dining area offer direct access to the covered terrace, complete with a summer kitchen, BBQ, and a large dining table for 10–12 guests – perfect for long outdoor meals and warm summer evenings.

The villa offers 5 comfortable bedrooms and 4 modern bathrooms. Three bedrooms are located on the ground floor, while the remaining two are upstairs. All bedrooms are air-conditioned.

Bedroom 1, “La Plage” (ground floor): a spacious room with sea view and direct access to the front terrace, featuring a queen-size bed (160x200) and an en-suite bathroom with walk-in shower, double washbasin, and toilet.
Bedroom 2, “La Mer”: also with sea view and access to the front terrace, furnished with a queen-size bed (160x200) and a private bathroom with shower and washbasin.
Bedroom 3, “Le Jardin”: opens directly onto the garden terrace and includes a queen-size bed (160x200), a private shower, and a washbasin.

On the first floor:

Bedroom 4, “Camargue”: offers a lovely view over the pool and garden, with a double bed (2x90x200). 
Bedroom 5,  “Provence”: enjoys sea views and is equipped with a queen-size bed (160x200).  Bedrooms 4 & 5 share a spacious bathroom with bathtub, separate shower, and double washbasin.

The villa is located on the coastal road directly opposite the beach and beach clubs. The private grounds of the villa are fenced and closed with an electric gate. The view is over the courtyard towards the sea. The courtyard has a stylish boule pitch with lights and benches under the tall palm tree and at the same time plenty of space for parking and/or ball games.

The private property is characterized by the high trees on the beach side and the beautifully landscaped garden on the pool side.

The swimming pool measures 10 x 5 m and has a beautiful pool house. Luxurious seating and sun loungers are arranged along the pool; sun beds by the pool and two beautiful lounge sets for relaxing on the terrace outside the pool house. The pool house offers a cool pool bar/kitchen with fridge, sink and dishwasher. And of course, a chalkboard to present today's drink menu. In the pool house you will also find the laundry room with washer and dryer, an iron-set, a toilet and a vanity with a mirror to help you maintain your looks even around the pool.

The pool can be covered with a hard cover and there are two outdoor showers; one open shower with cold water only, and one fully private with hot water as well. Access to the pool terrace is easy to lock to protect the little ones.

The sun position is excellent, you can enjoy the sun all day long until late in the evening if you wish. This is a particularly attractive opportunity in April/May and September/October.

Sainte Maxime and Les Issambres are known for their vast and beautiful sandy beaches, and the long and beautiful Plage de la Garonnette is only 150 m from the villa. Not only is it very child friendly but it also offers beach bar, restaurant, sunbeds and water sports.

The beach restaurants are literally right across the street from the villa. Try Cap Mail, Daurade, Les Planches, La Reine Jeanne, Barco Beach or 10 other beaches/beach restaurants within walking distance or bicycle, where you have a beautiful view of the sea while eating fresh fish dishes and watch your children play in the sand. A local favorite in Les Issambres is “Le Provençal/Les Muriers” with its beautiful terrace under the plane trees.

The supermarket (Spar) is only 650-meter from the villa. In San Peire, the village of Les Issambres and only 1.500 m away, you will find another supermarket, a butcher, fishmonger, two bakeries, pharmacy, cash machines, post and police as well as some clothing, interior and tourist shops.

You can reach the larger supermarkets in Sainte-Maxime in 15 minutes by car. Marché Couvert, the fresh produce market in Sainte-Maxime, is really good with fish, meat, cheese, vegetables, etc. Carrefour Market in Sainte-Maxime is great, and Carrefour Hyper in Sainte-Maxime has absolutely everything.

This villa also offers six bicycles for rent. The reservation and payment must be prearranged with the property owner by email.

The boat service to St. Tropez is absolutely superb and offers you "two cities for the price of one". Departure from Les Issambres harbor, only a 5-10 min walk from the house.
