From the moment you step inside, it is immediately clear that a great deal of love and attention has gone into the interior design. Beautiful colours, comfortable designer furniture, a luxurious kitchen and a TV room create a truly exclusive setting for a stylish holiday. The total living area is 300 m².

The living room is spacious and features high-end designer furnishings, including a comfortable seating area with TV. What stands out is the seamless flow from the living area to the large wooden terrace. The luxurious outdoor lounge set is a perfect extension of the living space, allowing indoor and outdoor living to blend effortlessly.

Directly next to the living area you will find the cinema room—ideal for a relaxing movie break, for example during the hottest part of the day or in the evening.

Extending from the living area is the open-plan modern design kitchen and dining area. The kitchen is fully equipped with an induction hob with integrated extractor, oven and microwave at eye level, dishwasher, fridge-freezer, wine fridge, Nespresso coffee machine, etc. Behind the kitchen there is a utility room with an extra fridge, sink, washing machine and dryer.

From both the living room and the kitchen you can enjoy views of the Mediterranean Sea and step straight onto the generous sun terrace. The living room and kitchen are also air-conditioned.

The villa offers 5 bedrooms and 5 bathrooms: two bedrooms on the living level and three bedrooms on the first floor. All bedrooms offer the same high standard of comfort and finish.

Bedroom 1, on the ground floor (the master bedroom), features a double bed (180x200) and an en-suite bathroom (bathtub, double washbasin, walk-in shower and separate toilet). Air-conditioned. This bedroom has access to the terrace on the pool side of the villa, and of course offers lovely sea views.

Bedroom 2, on the ground floor, has a double bed (160x200) and an en-suite bathroom (double washbasin and walk-in shower). This room is also air-conditioned.

Bedroom 3, on the first floor, offers a double bed (160x200) with an en-suite bathroom (double washbasin and shower). Air-conditioned. This bedroom opens onto a generous sea-facing balcony with beautiful sea views.

Bedroom 4, on the first floor, features a double bed (180x200) with an en-suite bathroom (walk-in shower, double washbasin and WC). This bedroom opens onto the large front-facing balcony with direct sea views. Air-conditioned.

Bedroom 5, on the first floor, offers a double bed (160x200) with an en-suite bathroom (walk-in shower and double washbasin). This bedroom is also air-conditioned.

Thanks to the bedroom layout, the villa is very well suited for a holiday with two families: together, while still enjoying privacy.

From both the living area and the kitchen, large sliding doors open onto the generous, partially covered terrace. The terrace is furnished with several luxury seating options, including a lounge set and a dining table. There is plenty of space to enjoy breakfast together or to dine al fresco with views of the Mediterranean Sea. Large shade sails provide pleasant, cooling shelter from the sun.

One level lower, the swimming pool (12 x 4 m) is set within a well-maintained garden and is easily reached via a wide staircase. The pool can be secured with an electric cover and is equipped with a pool alarm. In summer, the pool operates with saltwater electrolysis; the water has a slight salty taste and feels soft on the skin. There is also an outdoor shower with both hot and cold water.

In case of a summer with many mosquitoes, mosquito-repellent pheromone traps have been placed in the garden. They attract mosquitoes using natural signal substances and then capture them in the trap—an effective and environmentally friendly solution.

For those who enjoy a game, there is a pétanque court behind the villa. Parking is available on the private property.

The villa is located just 350 m from the beach. The immediate proximity to the centre of vibrant Sainte-Maxime (around a 15-minute walk), with its many restaurants and lively seafront promenade, is also a major attraction.

Sainte-Maxime is a lively coastal town with plenty of terraces, restaurants and charming shops. It offers wide sandy beaches, including the beautiful Plage de la Nartelle. Here you will find several excellent beach clubs where, in summer, you can enjoy relaxed al fresco dining well into the evening. A great activity is to cycle—there are excellent bike paths—to Saint-Tropez or Grimaud. Or why not walk to the local boulangerie in the morning (less than 10 minutes) for a delicious breakfast or cappuccino? Bicycles can be rented in Sainte-Maxime.

A highly recommended outing is to take the ferry (departing from Sainte-Maxime harbour) to Saint-Tropez. In the morning, visit the large and very lively Provençal market at Place des Lices, then enjoy lunch at one of the popular beach clubs—always book ahead. For the ultimate jet-set experience, you can even arrange a water taxi to pick you up from the private beach at Beauvallon.

Nearby you will find several excellent golf courses and lovely villages to explore, such as Grimaud, Cogolin and Roquebrune. From Nice Airport, the drive is typically around one hour.
