Beautiful modern villa. Fully air-conditioned throughout. The living area is light and spacious, and beautifully furnished in a contemporary style with designer seating, including a comfy lounge corner and an XL dining table.

The eye-catcher in the living room is the XL sofa arrangement. A great place to relax together on this “sofa island”, and also perfect for watching TV.

The kitchen is generous in size and very luxurious. It features a large kitchen island with a wall of built-in cabinetry behind it, providing everything you need. The kitchen is extremely well equipped, extends from the living area, and opens directly onto the terrace with the outdoor dining table.

There are 4 luxurious, generously sized bedrooms and 4 modern en-suite bathrooms. All bedrooms are air-conditioned.

All bedrooms offer the same high quality of materials and finishes, with bedroom 1 being the most spacious as the master bedroom.

Bedroom 1 (ground floor): double box-spring bed (180x210) and a luxury designer en-suite bathroom (large rain shower, freestanding bathtub and separate WC). French doors to a private terrace.

Bedroom 2 (ground floor): double box-spring bed (180x210) and a designer en-suite bathroom (rain shower, washbasin and separate WC). French doors to the terrace on the pool side.

Bedroom 3 (first floor, entrance level): double box-spring bed (180x210) and a luxury en-suite bathroom (rain shower, washbasin and separate WC).

Bedroom 4 (first floor, entrance level): double box-spring bed (180x210) and a luxury designer en-suite bathroom (large rain shower, freestanding bathtub and separate WC). French doors to a private balcony.

The photos were taken in mid-winter and are therefore less sunny than you can expect in the height of summer. The villa is brand new, and the indoor dining table was delivered just after the photo shoot. We will return in spring for brighter, sunnier photos.

This architect-designed villa is built into a hillside and consists of two levels. You enter the fully enclosed property through an electric gate (with video intercom). There is ample private parking on the property, including a carport.

There are several terraces and balconies. The spacious kitchen-diner opens onto a large sun terrace with an XL wooden dining table. From the living room you have access to a cosy covered terrace with comfortable outdoor furniture. There is also a lovely seating area by the pétanque court, with views towards the Mediterranean Sea.

The swimming pool measures 11 x 5 m with a depth of 1.50 m. Access is via a gently sloping plage area. On the pool terrace there are 6 very comfortable sun loungers and 4 parasols.

The garden is beautifully green and offers excellent privacy. The lighting is particularly atmospheric, especially on the tall palm trees.

The terrace enjoys a great sun exposure, allowing you to enjoy the South of France sun all day long.

What makes this villa especially appealing is its location. The beautiful, wide sandy beach Plage La Nartelle is just a few minutes away by car. Here you will find several excellent beach clubs, where in high season you can also dine in the evening.

The lively town centre of Sainte-Maxime, with its wide sandy beaches, vibrant streets, all kinds of shops and a great choice of restaurants, is also only a few minutes’ drive from the villa.

There are also plenty of fun day trips to enjoy, such as shopping at the weekly market in Saint-Tropez (reachable by the Bateau Vert from the harbour of Sainte-Maxime), taking the coastal route to Nice, or exploring the beautiful countryside inland.

From Nice Airport, the villa is usually reachable in about an hour. Saint-Tropez is around 35 minutes by car. This villa is ideal for enjoying the beach and the sea.
