The spacious living room, located on the 1st floor, is charmingly furnished and has a seating area around the fireplace. The living room is also equipped with air conditioning, which can be used as heating during the winter months. From the living room, patio doors open onto the attached terrace with luxurious lounge set under the bougainvillea. Following on from the sitting area is the dining room and the semi-open kitchen. The kitchen is fully equipped; dishwasher, professional 5-burner Lacanche gas hob/oven, Nespresso machine, milk frother and microwave. Wifi has good coverage throughout the house. There is a television in both the living room and the playroom with streaming capabilities, Netflix, apple tv etc.

The villa has 3 bedrooms and 3 bathrooms. On the second floor there is 1 bedroom with private bathroom and toilet. On the first floor there are 2 bedrooms with private bathrooms. In addition, there is a very spacious play / work room on the first floor with sitting area where you can play, study, work, or watch TV. All bedrooms have a king-size bed, which can be separated into 2 single beds if desired. The downstairs bedrooms each have a private covered terrace leading to the large terrace and pool.

Bedroom 1 is located on South on the level of the living room with stunning views. This spacious bedroom has air conditioning and an electrically adjustable king-size bed (180x200). The bedroom has an en-suite spacious bathroom with sink, toilet, bathtub and shower.

Bedroom 2 and 3 are located on the first floor, garden and pool level. Both are air-conditioned and have a king-size bed of 180x200. French doors lead to the spacious natural stone terrace. Each bedroom has its own bathroom with shower and sink. There is a common toilet on the first floor.  

Room 4 is a play/work room, equipped with a soccer game, sitting area (sofa and chairs), TV, a work table with 2 computer screens and a docking station to connect a laptop to the screens.

There are 2 cribs and 1 high chair available. 

The villa offers a nice terrace across the entire width of the house. The view is over the valley of Vence towards the Mediterranean. Cap d'Antibes can be seen from the entire living floor and kitchen.

On the 1st floor, the living room and dining area have direct access to the south-facing terrace. A pergola with bougainvillea above the lounge set provides the desired shade. There is also a dining table with 8 chairs on this terrace. The ideal place to start the day with breakfast and finish with a drink!

The size of the pool is about 10 x 4 metres and its depth runs from 120 to 150 cm. There is also a jetstream in the pool. The swimming pool, terrace, and garden were completely renovated in 2025. There are comfortable loungers around the pool and a lounge area with all-weather cushions with parasol.

For your comfort, there is also an outdoor shower and a very well-equipped summer kitchen. Fully covered, a dining table and a cooling seating area.... The BBQ is impressive, from the brand Grandhall, Elite G 4 with 3 gas burners. The summer kitchen is equipped with a sink, fridge, cutlery, plates, chopping boards, knives and glasses so that you don't have to go to the kitchen in the living room every time. The south-facing sun terrace has excellent sun exposure. On the grounds of the villa you can park 2 cars.

The villa is located in the hills and has a beautiful panoramic and unobstructed view of the sea and Cap d' Antibes. You are here in a quiet area. However, if you want to go to the beach at Antibes or Juan les Pins or the old center of Nice, you can get there very quickly, the nearest beach is only 8 km (Cagnes sur Mer) and Nice about 19 km.  The airport is 13 km from the house.

The following excursions to surrounding towns or attractions are easily done from this villa; Nice, the artist village of St. Paul de Vence, perfume city Grasse, Biot, Valbonne, La Colle sur Loup, Tourettes sur Loup (gastronomy), Cagnes sur Mer, Antibes, and Cannes.

For sports enthusiasts, there are wonderful walks and bike rides to be made in the Parc Naturel Regional des Prealpes d'Azur, right behind the house. Nearby, we recommend a walk from the house to the walled artists' village of Saint Paul de Vence. You can walk there in just under half an hour. A popular village among artists and art lovers, in the attractive streets you will find quality restaurants, galleries, an ice cream shop and a bakery. On the route to Saint Paul de Vence you will find the world famous and recommendable private museum Fondation Maeght. For cyclists, we recommend a wonderful tour via Col de Vence and Gréolières. Racing bikes, mountain bikes and electric bikes can be rented in Vence. You can also canyon in the Gorges Du Loup, 18 km from the house.

Nearby restaurants can be found in Saint Paul, Colle sur Loupe, Vence and in the culinary Tourettes sur Loupe, all 2 to 6 km away. The nearest bakery and supermarket are 2.5 and 4 km away, respectively.
