This is a modern villa with ditto furnishings. Large sliding glass doors provide access to the terrace at the front of the villa. The entire villa is air-conditioned. The seating area is also modern, as is the kitchen. Watching TV takes place on the first floor where a special TV room has been set up on the landing. 

The living room and kitchen offer direct access to the pool terrace through sliding doors. The kitchen is modern and very complete; induction cooking, microwave, fridge-freezer, dishwasher, kettle and Nespresso coffee machine. On the ground floor there is also a WC and a room for washer and dryer.

There are 4 bedrooms and 3 bathrooms in total. On the ground floor is a bedroom with spacious en suite bathroom (shower, toilet). The bed is double 160x200. This bedroom is fully adaptable to guests with wheelchairs if required. 

On the first floor are the 3 sunny and spacious bedrooms.  Bedroom 2 offers an en-suite bathroom (bathtub, shower and toilet). Bedroom 3 and 4 use one of the en-suite bathrooms. The beds are all double and measure 160x200. All bedrooms have generous wardrobes. The layout of the bedrooms makes this property well suited for 2 families with younger children. 

The TV room is also located on the 1st floor. There is also a separate toilet. 

This is a modern villa, not only in look and feel but also in terms of durability and choice of materials during construction. The property is very quietly located in one of the last streets on the outskirts of the charming village of Callian. You have a completely unobstructed view from the terrace and swimming pool and living room to the green undeveloped hills of Callian.  

Tight concrete-look walls, matching sunloungers, frequent use of wood and a nice tight blue pool. All in immaculate condition. There is a balcony on the 1st floor on the pool side to which 3 bedrooms have access.

The swimming pool (7.5 x 4.5 m) is right in front of the house and the covered terrace and has a roller cover. 

The garden comprises a stone terrace around the pool, a covered terrace with dining table, borders with plants and a lawn by the BBQ. For some extra entertainment around the house, there is a ping pong table and a petanque court.

The parking area is spacious and also offers enough space for a game of football. There is a charging station for electric cars.

The village of Callian is located in the valley between Fayence and Seillans and the large lake Lac de St. Cassien (swimming, canoeing, pedal boat hire and beautiful hiking) The distance to the coast (Cannes) is about 30 km and to the beach in La Bocca about 25 km.

The beautiful Terre Blanche Resort with its luxurious spa is a 10-minute drive from the villa. Here, you can enjoy massages, beauty treatments, and fitness. Also located here is the renowned golf course, which received the second prize for best golf course on the European mainland in 2022.

Also further into Provence you will find beautiful villages like Bargemon and Callas. There are markets everywhere and a lot is organised in the summer months. (village festivals; concerts; brocantes etc. etc.)

The accessibility of the villa is excellent. From the motorway it is a 15 km drive to the villa. By plane to Nice is also possible (KLM and Transavia). 45 minutes drive from the airport.
