The open kitchen is spacious and fully equipped with a dishwasher, oven, microwave, and Nespresso coffee machine. In the utility room, you will find a washing machine and tumble dryer. XXXA nice and practical room is the office located on the garden side of the villa. Here, there is a desk and a comfortable sofa. (For when some work needs to be done ;-)

The villa has 3 spacious bedrooms and 2 luxurious modern bathrooms. All bedrooms are equipped with air conditioning.

Bedroom 1, on the ground floor, the master bedroom with a double bed (180x200). The en-suite bathroom features a double sink, walk-in shower, and WC. From the bedroom, you have access to the terrace on the poolside. The bedroom is equipped with air conditioning.

Bedroom 2, on the first floor, has a double bed (2x90x200) and good storage space, with views of the Provençal hills. Bedroom 2 shares a luxurious bathroom with Bedroom 3 in the hallway, featuring a double sink, walk-in shower, and WC. Air conditioning is available.

Bedroom 3, on the first floor, also has a double bed (180x200), offering a pleasant view. Bedroom 3 shares a luxurious bathroom with Bedroom 2 in the hallway, featuring a double sink, walk-in shower, and WC. The bedroom is equipped with air conditioning.

The villa is located on a spacious plot and offers a beautiful view of the Provençal hills. At any time of the day, you can choose the perfect spot in either the sun or the shade.

Along the entire length of the living and dining rooms, there is a covered terrace. Here, you'll find a comfy lounge set as well as the dining table with 6 chairs. A lovely spot for lunch, dinner, or simply relaxing with a cup of coffee and a good book.

The terrace extends into the private pool area. The pool is kidney-shaped and measures approximately 11 x 4 m. The pool is surrounded by a sun terrace with 4 luxury loungers and 2 parasols. The pool has a depth ranging from 1.20 m to 2.5 m. The water is kept fresh and clean using the electrolysis method, so no chlorine is used. There is an outdoor shower with both cold and warm water.

The villa is situated on a large plot of 4,000 m². The property also provides ample parking space for several cars. There is also plenty of room for children to play. A fun addition is the jeu de boules court located at the rear of the villa.

There is plenty to do in the surrounding area. The villa is located about 5 minutes by car from the center of the charming village of Flayosc: an authentic ‘village perché’ (hilltop village) that spirals around the church, with narrow streets, small alleys, several fountains, and an old lavoir (a place in the village where people once did laundry together, often with a roof and one or more water basins, fed by a spring or small canal) that give the village its Provençal character.

On the cozy village square, you will find 9 restaurants, terraces, two bakeries, and two small supermarkets. A nice extra: on Monday mornings, there is a Provençal market that winds through the village (perfect for fresh vegetables, cheeses, and local specialties).

Flayosc is also very centrally located for day trips: towards the Gorges du Verdon, the perfume town of Grasse, and the glamorous coastal towns like Cannes, Nice, Sainte-Maxime, and Saint-Tropez. In the surrounding villages, there is almost always a market, as well as museums, hiking trails, more than 10 golf courses, vineyards (wine tastings), and olive mills, all within a comfortable driving distance. The Nice airport can be reached in about an hour by car.

For young people (and active adults), just outside the village is also Flay'Forest: a treetop adventure park with multiple courses for different ages and levels.
