The spacious living room of approx. 50 m2 is located on the first floor and is warmly and stylishly furnished, with a comfortable seating area around the fireplace. French doors open onto the adjoining balcony/terrace, which features a large dining table and a gas barbecue—perfect for long meals outdoors. Next to the living room you’ll find the dining room (table for 8 people) and the kitchen.

The kitchen is fully equipped and includes a dishwasher, fan-assisted oven, 5-burner gas hob and microwave. A TV, DVD and CD player, as well as WiFi, are available.

The villa offers 4 bedrooms and 3 bathrooms. All bedrooms have air conditioning.

Bedroom 1 is located on the same level as the living area and is the master bedroom. It features a double bed (180x200) and a walk-in wardrobe. The en-suite bathroom includes a bathtub, walk-in shower and double washbasin. French doors provide direct access to the balcony/terrace. 

On the lower level, at garden level, you’ll find the other 3 bedrooms.

Bedroom 2 is located at garden level and has a double bed (180x200). French doors open onto the spacious terrace laid with gravel and natural stone. This bedroom shares a bathroom with Bedroom 3 (shower, washbasin and WC). 

Bedroom 3 is located at garden level and has two single beds. French doors also open onto the spacious gravel and natural-stone terrace. This bedroom shares a bathroom with Bedroom 2 (shower, washbasin and WC). 

Bedroom 4 is located at garden level in a separate studio with its own private entrance. The studio has two single beds and a bathroom with a walk-in shower, washbasin and WC. French doors open onto a private terrace. 

One baby cot is available; a second baby cot can be rented for an additional fee. All bedroom windows are fitted with insect screens.

The villa is set on a spacious private plot of no less than 5,000 m2, laid out across several terraces and a woodland-style section. Around the grounds you’ll find various dining and seating areas, both in the sun and in the shade, so you can always choose the perfect spot at any time of day.

A real highlight is the XL terrace on the same level as the living area. It is fully covered and furnished with a large dining table and 8 chairs. Thanks to its lovely sunny position and open views over the Provençal hills, it’s the ideal place for long breakfasts, relaxed lunches and enjoyable evenings together.

Next to the villa, on the same level as the terrace, you’ll find the private swimming pool (10 x 5 m). It is completely surrounded by greenery, offering 100% privacy. For added safety, the pool is equipped with a pool alarm. Around the pool is a sun terrace with comfortable loungers and parasols.

Enjoying lunch by the pool or dining on the terrace by the living room creates that ultimate holiday feeling. An electric plancha is available for easy, relaxed meals outdoors. The entire property is fenced.

Montauroux is ideally located between the Côte d’Azur and the green inland countryside of the Var. The village has a classic Provençal character with an old centre, charming little squares and café terraces, and a lovely setting towards Fayence and Seillans. Nearby you’ll also find pretty villages such as Tourrettes and Callian, perfect for a morning stroll or lunch on a terrace.

For water and nature, Lac de Saint-Cassien is highly recommended and just a few minutes’ drive away. You can swim at designated beaches, go canoeing, try stand-up paddling, hire pedal boats and enjoy a picnic by the water. The area around the lake also offers pleasant walking trails and quiet spots to take in the scenery.

If you enjoy the coast, you’re well placed here too. Cannes is around 30 km away and the beach at La Bocca is about 25 km. Ideal for a day by the sea, a walk along the promenade, a visit to Marché Forville, or lunch in the old harbour.

The inland countryside is just as appealing. Villages such as Mons, Bargemon and Callas offer a different atmosphere, with more woodland, elevation and wide-open views. You’ll find excellent hiking, peaceful routes along rivers and waterfalls, and many small wineries and olive oil producers where you can taste and buy local products. The Gorges du Verdon and the Plateau de Valensole (lavender, depending on the season) are also easy to plan as day trips from this area.

In summer there is always something going on. Almost every village has its own weekly market with local produce (cheese, olive oil, fruit, herbs and honey), as well as village festivals, open-air concerts, brocantes, evening markets, and wine or food events. The atmosphere is lively without being crowded, precisely because you are just outside the busiest coastal areas.
