The house features an open living area that is tastefully and cozily furnished. A large comfortable sofa is central in the spacious and bright living room. French doors provide access to the generous sunny garden.
The dining table in the living room seats 6 people. A staircase leads to the spacious mezzanine with additional seating.
The kitchen is modern and fully equipped with built-in appliances, including two fridge-freezer combinations, a ceramic hob, a combination microwave, and a Nespresso coffee machine. There is a second dining table here. The kitchen opens onto the covered terrace on the first floor.
The villa has 4 bedrooms and 3 bathrooms.
Bedroom 1 is located on the living room level and offers a double bed (180x200) and an en-suite bathroom (walk-in shower, sink, bathtub, and toilet). The bedroom is air-conditioned.
Bedroom 2, on the first floor, is a double room with a 160x200 bed. The bathroom is en-suite (shower, bathtub, sink, and toilet). The bedroom is air-conditioned.
Bedroom 3, also on the first floor, is a children's room with two beds (2x90x200). This bedroom uses one of the three other bathrooms. There is no air conditioning in this room.
Bedroom 4, located on the ground floor at garden level, is a spacious bedroom/studio with a small kitchenette and a cozy seating area. It has a double bed (160x200) and an en-suite bathroom (shower, sink, and toilet). French doors lead to the pool-level terrace. The bedroom is air-conditioned.
The property will be revisited for a photoshoot in mid-April 2026.
The property is beautifully situated on a hill, in the middle of a generous plot of no less than 7,000 m². The tastefully landscaped garden extends over several levels and is richly planted with olive trees, fruit trees, lavender, and rosemary. From the various terraces, you can enjoy spectacular panoramic views over the rolling hills and mountains. Especially in the evening, the atmosphere is magical when the many lights in the distance add extra charm to the landscape.
The spacious private pool measuring 12 x 5 meters is located on the lower level and offers a wonderful place to fully relax. The depth varies from 100 to 200 cm. Around the pool, there are 6 comfortable loungers and 2 parasols, so you can unwind in complete comfort. The water is naturally purified by salt electrolysis.
An absolute added value is the covered terrace by the pool. This is not only a lovely shady spot on warm days but also the ideal setting for long, relaxed outdoor moments. Here you have a BBQ, an outdoor shower with hot and cold water, and a cozy dining table — perfect for enjoying outdoor living in luxury and comfort.
Montauroux is attractively located between the Côte d’Azur and the green hinterland of the Var. The village has a typical Provençal character, with an old center and a beautiful location towards Fayence and Seillans. In the immediate vicinity, you will also find charming places such as Tourrettes and Callian, ideal for a relaxing walk or a lunch on a terrace.
For lovers of water and nature, the Lac de Saint-Cassien is nearby. Here you can swim at designated beaches, canoe, paddleboard, rent pedal boats, or picnic by the water. Around the lake, there are various walking routes and quiet spots to enjoy nature.
The coast is also easily accessible. Cannes is about 30 km away, and the beach at La Bocca is approximately 25 km away. Perfect for a day by the sea, a stroll along the boulevard, a visit to the Forville market, or a lunch in the old harbor.
The hinterland offers a different setting, with more nature and elevation changes. Villages like Mons, Bargemon, and Callas are characterized by expansive views, forests, and peaceful walking routes along rivers and waterfalls. In this area, you will also find small-scale wineries and olive producers where you can taste and buy local products. Larger excursions, such as to the Gorges du Verdon or the Plateau de Valensole (depending on the season), are great day trips.
During the summer months, the region is lively. Many villages organize weekly markets with local products such as cheese, olive oil, fruit, herbs, and honey. Additionally, there are village festivals, open-air concerts, flea markets, evening markets, and wine and food festivals. The atmosphere is vibrant yet pleasantly calm as you are just outside the busy coast.

Fayence & Seillans
In the foothills of the Esterel Mountains, north of Fréjus-Saint-Raphaël, you can find the most beautiful areas in Provence. Here are the beautiful 'villages perchés', such as Fayence, Seillans and Mons. Medieval mountain villages, where you will find many remnants of the past. Montauroux and Callian are a good starting point for a family trip to the stunning Lac de St. Cassien.
Strolling through pittoresque markets, you will experience the true beauty of Provence. Tourettes is best known for the Terre Blanche golf course. Due to its central location it is just a half hour drive to the coast in Cannes, Fréjus-Saint-Raphaël and the perfume town Grasse.
