Guest apartment (Bedroom 6): A separate studio with its own private entrance next to the main entrance. This apartment includes its own living room, kitchen, bedroom with double bed (180 x 210 cm), en-suite bathroom (shower and WC), and a private terrace—ideal for guests who appreciate extra privacy, or for an au pair or an older family member.

The villa has air conditioning in all bedrooms.

Upon arrival on the villa’s upper level, also the main living level, you immediately understand what makes this home so special. You are quite literally living above it all, rewarded with a panoramic view over the green valley. The inviting living room flows through French doors onto a spacious covered terrace. With a comfortable seating area and a dining table, this will undoubtedly become your favourite spot for a relaxed apéritif or a good book in the shade. In the evening, you can enjoy the stunning views and unforgettable sunsets.

The villa is set on a beautifully landscaped private plot of 4,000 m². The garden is lovingly maintained and richly planted. Through an automatic gate and along the driveway you arrive at the villa, where outdoor lighting creates a warm ambiance after dark.

At the centre of the garden is the heated swimming pool (14 x 6 m), equipped with a practical hard cover. The surrounding sun terrace is generously laid out with a luxury lounge set, 6 sun loungers, and 3 parasols.

The summer kitchen is the heart of outdoor living on the pool level, featuring a bar and a robust gas BBQ. Adjacent to it is an XL dining table (seats 18) beneath a leafy pergola. The villa’s location, in the beloved triangle between Valbonne, Mougins, and Mouans-Sartoux, is an ideal base for discovering the very best of the Côte d’Azur. Here you’ll enjoy the perfect blend of Provençal charm, a Mediterranean atmosphere, and rich cultural life.

Valbonne is an atmospheric medieval village with cobbled streets, art galleries, and a lively Friday market. A special feature is the Roman layout of the historic center, with a welcoming village square lined with cafés and restaurants: perfect for settling in and soaking up the local vibe.

Mougins, set higher up with views towards the coast, is renowned for its artistic heritage—Picasso spent his final years here. The village offers excellent restaurants, including Michelin-starred options, and museums dedicated to modern art. Golf lovers will also feel right at home.

Mouans-Sartoux is a charming town with its own distinct character, where daily life revolves around the château, which now houses a museum of contemporary art. Throughout the year, the village hosts events such as open-air concerts and a much-loved book festival. It’s picturesque, with many small restaurants and bars, so you don’t always have to head to the sea. Supermarkets and terraces are easy to reach by car as well as on foot.
