This is a lovely spacious villa, 330 m2. Upon entering the property you will find on your right the master bedroom suite and on your left the way to the extensive and open kitchen. Go straight ahead and you will enter the modernly furnished living room with the dining room.

The living room is attractively decorated and equipped with modern seating with a focus on the fireplace, which off course is very nice during spring and fall. Large windows provide a lot of light and a beautiful view over the Provencal “campagne”. Adjacent to the living room there is the the dining room with a spacious dining table with 8 chairs.

The modern open kitchen is equipped with an American fridge / freezer, dishwasher (2), induction hob, microwave, oven and Nespresso coffee maker. From this open kitchen you have direct access to the covered terrace with it’s lounge corner before the fireplace and the large outdoor dining table.

Is there also TV? Sure, even better this property provides a full home cinema experience. Sound proof and equipped with a beautiful video/audio installation and comfy seating. Parents are asked to allow children to operate the installation only under supervision.

The villa offers 5 spacious bedrooms and 4 luxury bathrooms. The master bedroom is located on the living room level and the other 4 are located on the floor below.

We like to mention the fact that all beds are wonderfully generous in size and equipped with beautiful bed linen. Bedroom 1, the master bedroom offers 40 m2 and a King size double (195 x 220). The luxurious en-suite bathroom offers a bath, shower, washbasin. This air-conditioned bedroom also has its own dressing and a separate W.C.

One floor below; Bedroom 2 has two single beds 2x120x210 which can also be made up as a double bed. The en-suite luxury bathroom has a bath, shower, sink and separate toilet. Bedroom 3 also offers a double bed (195x220) with an en-suite bathroom (shower, sink and separate W.C.). Bedrooms 4 and 5 have two single beds. Bedrooms 4 and 5 share a bathroom with shower and separate W.C. All bedrooms except bedroom 5 are air conditioned.

The villa is set in a large private grounds of 5500 m2. Upon entering the grounds you will find even the driveway to be impressive. There is ample space to park cars in the carport at the rear of the villa.

We really like the spacious covered terrace adjacent to the living room and kitchen. Here you will find an outdoor summer kitchen (a gas stove, fridge and freezer), dining table and cozy lounge seating area - with fireplace. During summer, this is where you will probably spend most of your time.

The swimming pool, 15 x 6 m, which can be see from both the dining area and outside terrace is nestled between a spacious border with Mediterranean plants on one side and the grass lawn on the other. Perfect for the kids to play. The pool can be covered with a mechanical roller cover. Parasols and sun loungers beds for the pool will be provided. There is also a petanque court to be enjoyed. 

We also like to mention that it is only a 15 minute walk to the centre of town. 

Villa Le Coustat offers luxury and privacy and is located close to the beautiful Provencal village of Seillans. A village with one of the most beautiful village squares in France boasting several good restaurants.

The Côte d'Azur beaches like Sainte Maxime, Cannes and Fréjus are about a 45-minute drive away. The Gorges du Verdon is about 1 hour away. There are plenty of walking and cycling opportunities in the immediate vicinity. Golf can be found within 10 kilometers among which the 2 x 18-holes, Golf Club Resort Domaine de Terre Blanche in Tourrettes.
