You rent out your villa through the platform of VillaSud. This (very often) means that it is mandatory for you to register your property with your municipality.

Registration

  • Registration is (often) mandatory for both private rental as for a company owned property
  • You can apply for a registration number at your municipality,
  • For some municipalities, applications can be made online via the web page; www.declaloc.fr, 
  • The number consists of a 13 digit combination of number and digits. e.g. 87109000003HK
  • It is mandatory for VillaSud to publish this number on the villa webpage off your property.

Classification

Classifying your villa offers certain interesting fiscal benefits. It is not mandatory but volantary. 

The benefits are;

  • your Taxe de Sejour fee will decrease significantly. From the maximum fee to the fee corresponding with the number of stars.
  • your Impôt sur le revenue deductable costs will increase from 50% to 71% resulting in a tax burden of around 8% once classified. 

We therfore very much advise you to classify your villa in order to lower your tax burden.

Who does the classifying?

Classification is carried out by an independent assessment by Atout France or by an authorized inspection body in your region or the local Office de Tourisme.

It simply means making inventory off your house. Depending the number of points you will receive a number of stars.

The number of stars can be at the request of the owner. As an owner you therefore have the choice to "only" go for a 3 star classification. The more stars, the higher the Taxe de Sejour.

The price differs per inspection body. Inauris charges €390. The Office de Toerisme in Les Issambres charges only €170. (prices may differ in time)
